Job Description

The Development Analyst will support the continued growth of Auberge Collection through conversions and development opportunities of hotels and residential projects. Day-to-day responsibilities include market analysis and research, project feasibility, financial underwriting, contract valuation, cash flow waterfalls (including debt and equity), pipeline and project reporting, and preparation of materials and communications for the Development Team.

CORE RESPONSIBILITIES
Feasibility and Development Support:
● Support development team in initial assessment and review of documentation related to potential projects: site plans, market studies/surveys
● Conduct preliminary project feasibility assessment and market research: desktop research, review of market studies/surveys, telephone calls, offering memorandums, internal benchmarking, CoStar reports, etc.
● Underwrite acquisition, development, and management opportunities including detailed operating pro formas and complex investment cash flows
● Prepare and present analysis to development team for input and approval
● Assist in the preparation of project summaries and critical review documents for presentation to senior executives
● Maintain accurate records on project information for development, residential, design, construction, and acquisitions teams on active pipeline
● Work with Residential team to manage residential portfolio
● Other projects and tasks to support the development team, including design and construction
● Prepare proposals, reports, and presentations for review by senior executives and other third parties
● Maintain and update Development and Residential department’s information, databases, and files
● Perform other relevant ad hoc assignments and duties as assigned


Qualifications

● Bachelor's degree in Finance/Economics/Accounting/Real Estate/Hotel Management or a related field, or equivalent experience
● Minimum 2 years of experience in hotel or real estate financial modeling, feasibility, and market studies
● Demonstrated proficiency in financial analysis, including expertise in developing spreadsheets, pro formas and cash flow models for acquisition and development projects
● Demonstrated proficiency in hotel operating pro formas and basic real estate finance concepts such as NPV, IRR, DSCR, LTC, JV and promote structures
● Understanding of lodging industry metrics; familiarity with hotel operations and processes; knowledge of USALI accounting standards and hotel P&L statements
● General knowledge of residential development process and its key development metrics
● Detailed knowledge of the MS Office Suite, specifically Excel and PowerPoint
● Deep familiarity with building projects and custom GPTs in ChatGPT


Additional Information

This role offers a base salary range of $90,000-$120,000 plus a comprehensive medical, dental, vision and voluntary benefits, 401k employer match, employer paid life insurance, employee assistance program and a team member hotel stay program.
